Retail, Office and Industrial Leasing
Our attorneys have extensive experience in drafting and negotiating leases for office buildings, retail shopping centers, industrial and “flex” space properties. Our attorneys have successfully handled millions of square feet of leasing transactions over the last decade for many of the largest owners and developers of office buildings, shopping centers, and industrial parks in the country, as well as national big-box retailers, REITS, office tenants, life science companies, restaurant chains, and property managers.
Our clients benefit from our thorough understanding of all sides of the lease negotiation process. We have negotiated leases of all sizes including ground lease transactions, full building leases, built-to-suit leases and complex subleases and assignments. We regularly handle all ancillary leasing documents such as broker listing agreements, NDAs, confidentiality agreements, tenant estoppels, SNDAs, easements, REA’s and ECR’s and other deed restrictions.
Acquisition, Development and Financing
Our Real Estate attorneys routinely represent clients in connection with the acquisition, disposition and financing of all types of real estate assets. Our team prepares and negotiates all of the documents needed for real estate transactions and takes a lead role with due diligence, title insurance, survey and legal opinions. We regularly represent borrowers and guarantors in negotiating and closing permanent and construction financing transactions. We also help our developer clients with the construction phase of a project by negotiating contracts with architects, engineers, contractors and other consultants. Following the acquisition and/or construction of a project, our firm will handle the “lease up” portion of the project as well as the sale of the asset for the client.
The Real Estate attorneys at Campbell Rocco Law have extensive experience in the formation of joint ventures for the purpose of commercial and residential real estate acquisition, development and management. We assist clients in structuring the ownership entity and negotiate all related JV documents, including pre-formation, LLC, partnership and ancillary agreements. We have represented clients in forming joint ventures related to office buildings, retail centers, industrial facilities, multi-family apartment projects, mixed-use buildings, residential developments, and land development, including those ranging from single-asset acquisitions to the development of complex real estate portfolios.
